How Is Schedule C Income Calculated for a Michigan Mortgage?

If you file Schedule C, the starting point is usually the business profit or loss, not gross sales. The lender then reviews permitted adjustments and the income history. Dividing one number by 12 is useful arithmetic, but it is not the complete mortgage decision.

What number should you ask the lender to explain?

Ask for the monthly qualifying income and the records behind it. If your business brings in $150,000, that does not tell us what remains after the costs of running it. I want you to understand the calculation before deciding whether you need another loan program.

Fannie Mae’s Schedule C guidance distinguishes recurring items from nonrecurring income and identifies adjustments. The applicable loan program controls; the same worksheet is not a universal rule for every mortgage.

A Michigan sole-proprietor example

Hypothetical illustration, not a client result: suppose Schedule C shows $54,000 net profit. Assume the lender verifies $6,000 of eligible depreciation and no other adjustments are needed. That gives $60,000 for this part of the annual cash-flow analysis, or $5,000 per month.

Now suppose the previous year's adjusted figure was $48,000. A simple two-year arithmetic average would be $54,000 annually, or $4,500 per month. This does not mean the lender must use that average: the required history, business trend and complete analysis decide the usable amount. The example shows why the latest year alone can give you the wrong expectation.

What could change that answer?

A one-time receipt, losses, changes in expenses or money needed to keep the business operating can change the review. Fannie Mae’s self-employed underwriting guidance calls for assessing income stability and the business’s ability to continue producing it.

Before you spend business funds on a down payment, ask how the withdrawal affects the analysis. Cash in the account and cash safely available for the purchase are different questions.

Bring the story and the documents together

  • Tell me your business type, ownership and how long you have operated.
  • Have complete filed tax returns and schedules available through the secure document process.
  • Be ready to explain changes between years with accurate current records.
  • Ask which adjustments were accepted, which were excluded and why.

Do not change accurate tax reporting to chase a mortgage figure. Your tax professional handles tax decisions; the lender evaluates the resulting records.

Next, read when depreciation can be added back or the conventional self-employed mortgage guide. The Michigan self-employed overview connects these details to the larger decision.
